We have closed 182 homes across 6 counties. These recommendations are not based on Google searches - they are based on where our clients are happiest 12 months after closing. We follow up with every client. We know which neighborhoods deliver on the promise and which ones look good on paper but fall short in practice.
Winter Garden
Best for: community feel, a walkable downtown, and the West Orange Trail
Winter Garden consistently ranks as one of the most desirable communities in Central Florida - and for good reason. The historic downtown is walkable with restaurants, a weekly farmers market, and the West Orange Trail for biking. The area is served by Orange County Public Schools, and the Horizon West corridor nearby delivers newer construction with modern amenities. Home prices range from $380K-$600K for single-family. The tradeoff: it is not cheap, and rush hour traffic on 429 and Colonial Drive is real.
Clermont
Best for: space, hills, and lake access
Clermont is one of the few places in Florida with actual elevation. The rolling hills, chain of lakes, and proximity to the National Training Center give it an active, outdoorsy feel that most of Florida lacks. The area is served by Lake County Schools. New construction is abundant in communities like Olympus, Serenoa, and Wellness Way. Prices: $350K-$550K. Twenty minutes to Disney, 40 to downtown Orlando.
Wesley Chapel
Best for: buyers relocating from the Northeast who want new construction near Tampa
Wesley Chapel is the fastest-growing corridor in Pasco County. Master-planned communities like Epperson (with its crystal lagoon), Bexley, and Wiregrass Ranch deliver brand-new homes and thoughtfully planned design, and the area is served by Pasco County Schools. I-75 puts downtown Tampa 25 minutes south. Retail has caught up - Tampa Premium Outlets and The Shops at Wiregrass are right there. Prices: $350K-$550K for new construction.
Lake Nona
Best for: proximity to the Medical City employment hub and planned-community living
Lake Nona is Orlando's most intentionally designed community. The Medical City anchors it with AdventHealth, Nemours, VA Medical Center, and the UCF medical campus. Nona Adventure Park, the USTA National Campus, and a growing Town Center add lifestyle. The area is served by Orange County Public Schools. The downside: prices are premium ($450K-$700K+) and it can feel isolated from the rest of Orlando if you do not work in the area.
Ocala
Best for: land, lower prices, and a rural-meets-suburban lifestyle
Ocala is where your dollar goes furthest in Central Florida. Half-acre to multi-acre lots are standard. Home prices start in the low $200s for livable properties and $300K-$450K for updated or new construction. The area is served by Marion County Public Schools. The horse country culture is unique and genuine. The tradeoff: you are 90 minutes from Orlando and the job market is more limited. The pace suits remote work and a quieter lifestyle.
Kissimmee and Davenport
Best for: Investors and budget-conscious buyers near the attractions corridor
If budget is the primary driver, Kissimmee and Davenport deliver the most house per dollar in the Orlando metro. Prices in the $280K-$400K range get you 4 bedrooms with a pool. Proximity to Disney means short-term rental potential is real in the right communities. Schools span the Osceola and Polk County districts; verify the specific zone. The area is growing fast and infrastructure is catching up.

What We Tell Everyone Relocating
Do not pick a neighborhood from Zillow. Visit in person if you can. Drive the commute at rush hour. Walk the grocery store. Check the school pickup line at 2:30pm. Talk to the neighbors. And if you cannot visit, let us video-walk the neighborhood for you - we do this regularly for out-of-state buyers. The house matters, but the neighborhood is where you actually live.
