Keep all accounts current. Return calls from your agent and lender immediately. Make payments on time. Keep bank statements organized. Stay at your current job.

Do Not

Buy a car. Change jobs. Open new credit cards. Make large purchases. Co-sign loans. Move money between accounts without telling your lender. Pay off old collections unless instructed.

First-Time Buyer FAQ

How much do I need for a down payment?
It depends on the loan type. FHA loans start at 3.5% down, Conventional at 3-5%, VA and USDA at 0% down. On a $350K home, that is $12,250 for FHA or $0 for VA. We connect you with lenders who specialize in low-down-payment programs for first-time buyers in Florida.
What credit score do I need to buy a home?
Most lenders want a 620 minimum for Conventional, 580 for FHA. Some programs go lower. If your score needs work, we can connect you with a credit repair specialist and have you mortgage-ready in 60-90 days. Do not let your score stop you from starting the conversation.
How long does it take to buy a house?
From pre-approval to closing, typically 30-45 days. The search itself varies — some buyers find their home in a weekend, others take a few months. Getting pre-qualified first is the single biggest time-saver because it means you can write offers immediately when the right home appears.
Do I pay the real estate agent?
As a buyer, your agent commission is typically paid by the seller or negotiated as part of the transaction. We walk you through exactly how compensation works before you sign anything. No surprises, no hidden costs.
Should I get pre-qualified or pre-approved?
Pre-qualification is a quick estimate based on what you share with the lender. Pre-approval is a full credit and income review that produces a commitment letter. Sellers take pre-approved buyers more seriously. We recommend getting fully pre-approved before you start touring homes.
What are closing costs and how much should I expect?
Closing costs in Florida typically run 2-5% of the purchase price. On a $350K home, that is $7,000-$17,500. This includes lender fees, title insurance, appraisal, recording fees, and prepaid taxes and insurance. Many lenders and sellers offer closing cost credits — we negotiate for these on every deal.
Can I buy a home if I just moved to Florida?
Yes. You do not need to be a Florida resident to purchase property here. Out-of-state buyers are a large part of our business — 87% of our clients find us on YouTube before they relocate. We handle remote showings, virtual tours, and can close deals before you even arrive.
What is the difference between a condo, townhome, and single-family home?
A condo means you own the interior unit and share common areas with an HOA. A townhome is multi-story with shared walls but you own the land underneath.
