Where do you want to live?

Central Florida is not one market. Tax district, school zoning, HOA and CDD structure, and commute change materially between towns that sit twenty minutes apart. These are the 21 communities we work in, grouped by county.

County decides more than you expect

The rate beside each county below is its total ad-valorem millage for the base unincorporated district. The spread across the seven Central Florida counties this site carries tax data for is real: 12.9291 mills at the low end to 18.2515 mills at the high end. On a $400,000 purchase with homestead filed, that gap is worth about $1,883 a year, every year, on identical houses. Each community guide below carries its own county's worked numbers.

Buying from out of state? Start with the New York to Florida relocation guide, which runs the tax, closing cost, and insurance math against what you pay now before you shortlist a town.
