Is the Dream Home Designer really free?
Yes. The designer is free to use with no signup and no account. Your projects save automatically in your own browser.
Do I need to install anything?
No. The designer runs in your web browser, on a laptop, a desktop, or a phone or tablet, where you pinch to zoom and pan with two fingers. Nothing to download or install. It reads in English, Spanish and Portuguese.
How accurate is the cost estimate?
It is a planning estimate built from typical per-square-foot structure rates and per-item costs, not a quote. Real construction pricing depends on your lot, builder, finishes, and market. It is a starting point for a real conversation.
Can I use my design to actually build a home?
Your design is a concept plan, not a permit-ready drawing. It is a powerful way to work out what you want before engaging a builder or architect, and we can help you take it to the right builder from there.
How is the property tax estimate calculated?
It uses the published total and school millage for your Central Florida county, and applies the Florida homestead exemption correctly: the standard exemption comes off all taxes, while the additional exemption applies only above $50,000 of assessed value and never to school taxes. The rates are base unincorporated districts, so inside city limits and in CDD communities you would pay more. It is an estimate for planning, not a tax bill.
Do I have to start from scratch?
No. Eight starter homes are built in, from a compact two bedroom to a Florida ranch with a lanai, a townhome, a garage apartment and a 55-plus villa, and you can change anything in them. If you would rather draw your own, the designer tells you how to place your first wall, and there is a Tips panel with short how-tos and keyboard shortcuts.
Where are my projects stored?
In your own browser on your device, with no account needed. Sign in with your email to keep projects across devices, and you can always export a project as a file and import it anywhere.
What does the AI designer do, and what does it cost?
It drafts concept floor plans from a brief, critiques your plan with scores computed from the geometry you drew, makes changes you ask for in plain words, and restyles every finish. It is free to use within a daily limit. It switches on after you sign in and share your name and phone number, which is how a real person from Evolve Estates can follow up. Everything the AI draws goes through the same rules as your mouse, and one Undo reverses it.
What happens to my information?
Designing needs no account. If you sign in, we keep your email to save your projects. If you ask for a plan copy, unlock the AI, or ask us to talk about building, you share your name, email and phone with Evolve Estates Group with express consent, and we may contact you about your design. You can delete your account and everything saved to it from the dashboard. See the privacy policy for the details.
