How is affordability calculated?
The calculator uses the standard 28/36 lending guideline. It maps your gross income and monthly debts to a housing budget, then works backward to a home price using your interest rate, loan term, down payment, and the full monthly cost of owning in your Florida county, including taxes, insurance, HOA, and PMI where applicable.
Does this include Florida property taxes and insurance?
Yes. Property taxes use your selected county's actual total millage on a new-purchase basis, so the assessed value resets to the price you pay. Home insurance uses a Florida estimate that you can edit to match a real quote for your property.
Is the homestead exemption included?
Yes, when the homestead box is checked. Florida gives a $25,000 standard exemption on all taxes plus an additional $25,000 exemption on non-school taxes for value above $50,000. The calculator applies both where eligible, which lowers your estimated tax.
