What are documentary stamp taxes and intangible tax?
Florida charges documentary stamp taxes and an intangible tax on real estate transactions. Deed doc stamps are $0.70 per $100 of the sale price and are typically paid by the seller. Note doc stamps are $0.35 per $100 of the loan amount, and the intangible tax is $2 per $1,000 of the loan. Both note-side taxes are usually paid by the buyer at closing.
Who pays title insurance in Florida?
Florida uses promulgated title insurance rates, so the premium is set by a published schedule rather than negotiated. Who pays the owner's policy varies by county and by contract, and in many Central Florida counties it is customarily the seller. The lender's policy that protects the mortgage is generally paid by the buyer, and this calculator estimates that lender policy.
What is cash to close?
Cash to close is the total amount you bring to the closing table. It is your down payment plus estimated closing costs such as the note doc stamps, intangible tax, lender title insurance, recording, origination, appraisal, inspection, and survey. Prepaid escrow for taxes and insurance is additional and is set by your lender at closing.
