Celebration is America's most famous experiment in town planning, and three decades in, it works. Front porches face the street, garages load from alleys, and the Market Street downtown opens onto a lakefront promenade, with civic buildings by architects like Philip Johnson and Michael Graves. There is no city hall: a community development district and a residential owners association maintain the parks, pools, and trails, and buyers should budget for both the CDD assessment and the association dues. What you get in exchange is a streetscape and a walkability that almost nowhere else in Florida can match.

Florida reassesses at just value when a home sells, and on a recent arm's length sale that tracks closely to the price paid. On a $400,000 purchase in Osceola County, first-year tax runs about $5,542, or roughly $4,970 once homestead is filed.
Schools
Florida is a school-choice state and assignment is by address, not by community. Verify the schools zoned to a specific Celebration address through Osceola County Schools before you write an offer.
